Testimonials

I bought an old pub which I’m developing for buy-to-let. I was looking for a cost-effective solution to leaving the building empty and unprotected, as I was very worried about damage from vandals and squatters. A friend had used Guardians of London before and highly recommended your service. Since I got in touch, you quickly secured my building by placing a number of guardians inside to protect it. It cost me so much less than having to board it up and I don’t have any sleepless nights anymore. Cheers!

What kind of properties do Guardians of London manage?

We manage a wide range of properties and sizes across London. In fact, we are currently managing a former pizzeria, a former hospital and a bowling pavilion! Properties that do not appear suitable at first can be transformed into a habitable condition by the simple installation of mobile utility units.

What if my empty property is too derelict – is it still suitable for guardians?

Ideally, the property needs to be water tight and wind tight, but we can recommend accredited maintenance teams who can very easily and economically bring a property to the minimum H&S and environmental requirements in order for it to be habitable.

Our guardians are very flexible and you’ll be surprised at how little work is

Wouldn’t boarding up the building be the safest way to protect it?

The use of boards is an advert for squatters, vandals and even arsonists. It presents a poor image to the local community, and leaves the building poorly insulated, so can encourage dilapidation. Our solution sends a clear message to the community that the property is in use and so does not devalue the neighbourhood, nor

How are property guardians better than using a security firm?

Security guards are expensive and cannot prevent squatters. We have known clients who’ve had squatters move in at one end of a property while the security guard is manning the other end. Our solution involves several people coming and going at all times of the day, lights turning on and off, very visibly demonstrating that

Can I save money on business rates for my empty property?

In England and Wales, from the date a property is vacated, the ratepayer is normally liable to pay 100% business rates after an initial void rates period. The void period is three months except for industrial properties where it is six months. There are limited exceptions, e.g. empty listed buildings are exempt from business rates

Why do I need to manage my vacant properties?

Vacant properties attract vandalism and squatters who may break windows and cause damage to the inside of the building. Often there is no structured supervision on the technical state of a property, so that frozen pipes and leaks are identified too late. This results in the dilapidation of a property and depreciation of a property’s
